What is SDA?
Specialist Disability Accommodation (SDA), are purpose built accommodations under the National Disability Insurance Scheme (NDIS) for NDIS participants who require specialist housing solutions to cater for their support needs and improved independence, as they cannot do so in a normal home.
Participants who are eligible for SDA funding must be able to demonstrate extreme functional impairment or very high support needs.
WHAT IS NDIS?
Known as the National Disability Insurance Scheme (NDIS), is a scheme of the Australian government that provides support funds the costs associated with individuals with disability.
Classified as 'reasonable & necessary', these supports will be based on the participant’s individual needs and are designed to help them take part in their daily activities.
SDA FUNDING & LIVING SUPPORT
Funding is only provided to a small proportion of NDIS participants who meet specific eligibility criteria.
The NDIS (funded by government) makes payments available to the provider of an SDA property when a participant has been approved for SDA funding is living in it.
However, NDIS will only cover the modifications and upkeep of your SDA home. Funding of other disability supports is separate to SDA funding for their specialist housing needs.
Take note that once you move into SDA, you will need to make Reasonable Rent Contributions (25% of base rate of single disability support pension + 100% of Commonwealth Rental Assistance) towards your accommodation.

Housing that has been designed to improve ‘Livability’ by incorporating a reasonable level of physical access and enhanced provision for people with sensory, intellectual or cognitive impairment
Fully Accessible
Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment.
Robust
Housing that has been designed to incorporate a high level of physical access provision and be very resilient, reducing the likelihood of reactive maintenance and reducing the risk to the participant and the community.
High Physical Support
Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment and requiring very high levels of support.
